Honestly, the answer depends on what's actually happening under the surface. Sometimes the damage is localized: one stretch of fascia, a section of soffit a squirrel got into, a few siding panels that need swapping. Other times what looks like surface damage is the tip of a bigger story; years of moisture intrusion, structural rot underneath, or wildlife damage across multiple areas. Two big reasons. Durability: Fiber cement holds up to Indiana weather (rain, ice, freeze-thaw cycles, UV exposure) significantly better than aging wood or basic vinyl. Wildlife resistance: Fiber cement is tough enough that raccoons and squirrels can't simply chew or tear through it the way they can with wood or thin vinyl, which matters in Indianapolis neighborhoods with active wildlife. A few things to watch for: Discoloration, staining, or visible water damage along the fascia or soffit panels Sagging, warping, or panels pulling away from the home Soft spots when pressure is applied (often a sign of rot underneath) Visible gaps, holes, or torn sections where wildlife may have gotten in Paint peeling or bubbling in patches Increased wildlife activity around the roofline, like birds nesting in soffit gaps, squirrels using the fascia as a runway, etc. If you're noticing any of these, an inspection is worth doing before the damage progresses into harder, more expensive repairs.

It depends on the condition of your soffit and fascia underneath. If your materials are still in good shape and the only issue is wildlife getting in, a $4,000 to $5,000 sealing job from a wildlife-only company can be the right move. The work isn't wrong. But, if the soffit and fascia are already rotting from years of moisture (which is more common than most homeowners realize) sealing alone is a bandaid. Those materials will keep failing, new entry points will keep opening up, and you'll be paying for new soffit and fascia work within a few years anyway, on top of the original seal job. In that scenario, spending more up front to replace the soffits, gutters, and fascia with James Hardie fiber cement (durable, weather-resistant, and tough enough that raccoons and squirrels can't tear through it) usually gets the problem solved once.
